Default Current Housing Market

Someone recently asked if right now is a good time or bad time to invest in real estate with all the recent and forecoming foreclosures. I know this isn't a very specific response, but this is what my answer was:

My experience with real estate has given me the mindset that the "market" doesn't really matter. There is always money to be made if you do it right, no matter if its an up-time or a down-time.

I think it has a lot more to do with where you are personally, your knowledge, and your team. Obviously there are market times where its easier to make money, but the hard times just show who the real pros are.

If you have the knowledge and capabilities to make money only in certain situations, then there is nothing wrong with sticking to just those types of situations. Know your strengths and know your weaknesses.
